Realtors from Keller and Williams Realty came to us and asked us to stage a 2,900 hundred square foot empty home in the Radley Run community in West Chester, PA, that had been on the market for over a year. Some furniture remained to work with but we added over 90 items to the overall home. The new realtors recently took over the listing and wanted to start fresh with the sale of the house, to give it a "leg up" in the current slow market. We were asked to stage it to the degree where it really would give it a fresh younger look, so we plunged in and made recommendations to the owners on how to show off its great potential.
The white walls in the primary portions of the home did not show off the wide 8 inch baseboards and other molding in the home. So we added a great neutral paint palate throughout the home to unify it and set off the many white trimmed windows in the house. Removing tired draperies and the yellow painted ceiling in the dining room made the light flood into the rooms. Since it is a lovely wooded lot the natural light was dim at best before these changes were made by SIMPLY DIVINE INTERIORS. The peeling old vinyl wall-covering, "had to go" in the foyer and upper hallway. We think this was the owner's best investment in the project, ...that is... other than hiring us to recommend and make the changes!
We tackled every room throughout the house, by giving each of them a specific function and lightly furnished them with personality that appeals to the larger audience. This was done in order to show the potential new buyers how their furniture could fit in seamlessly. Our favorite change was turning a small closet in the kitchen into a "Mom's Desk", that she could close off when entertaining . Over all, we imagined a young family would move in and put their own touches in each room and our changes and additions made it easy for them to see how to do that. By scaling the furniture in each room, to fit properly, and lightly accessorizing each area, these and other changes, allowed the potential clients to see how large and spacious that the house really is overall. We expect a new buyer any day now!! It was a fun and amazing transformation and was a big hit with the owners and the realtors! They called it, the "WOW" staging transformation!
